Yacht Haven Park & Marina in Fort Lauderdale sells for $58M

Planned improvements include a new 200K sf dry storage

The 20-acre Yacht Haven Park & Marina in Fort Lauderdale is poised for a makeover and additional storage after selling for $58.1 million, with the buyers scoring an $81.7 million purchase and renovation loan.

Fort Lauderdale Motorcoach Resort and Yacht Club, with operating sponsors Gary Cioffi and Christopher Hein of Long Island, New York, bought the marina and recreational vehicle park at 2323 and 2295 West State Road 84, according to a news release from the loan brokers.

Kevin O’Grady and Justin Neelis of Miami-based Concord Summit Capital arranged the loan from Fortress Credit Corporation.

Sellers Yacht Haven Park & Marina and Azurite, managed by Barry Yampol of Fort Lauderdale, had purchased the property in two deals, paying $4.6 million for the bigger portion in 1986 and $225,000 for the remainder in 1992, property records show.

The property now has 4,800 lineal feet of marina dockage for boats over 60 feet and 265 pad sites. It’s along the south fork of the New River .

Attorney Luis Flores of Saul Ewing Arnstein & Lehr LLP represented the buyer in the deal.

Fort Lauderdale Motorcoach Resort and Yacht Club plans to upgrade and add amenities to the RV site, and renovate the marina with a new sea wall, according to the release. Roughly $20 million of the new financing will go toward the capital improvements to be completed over a year, and the rest was acquisition financing, O’Grady said.

The group also will build a 200,000-square-foot motorcoach and other storage facility, possibly with dry storage, O’Grady added. RV and motorcoach demand has increased over the past five years and experienced even more growth during the pandemic, he said.

As part of the rebranding, the buyers renamed the property Yacht Haven Park & Marina from its previous moniker Fort Lauderdale Yacht Haven Park and Marina.

This is the latest of a slew of marina deals in South Florida. In March, Delaware-registered Cove Marina Holding bought the 72-slip River Cove Marina on the Miami River for $11 million .

Also, Safe Harbor Marinas paid $340 million for the superyacht storage and repair facility Lauderdale Marine Center in Fort Lauderdale in May.

265-Site ‘Yacht Haven’ in Fla. Sells for Over $58 Million

The Yacht Haven mobile home park and marina in Fort Lauderdale, Fla., was sold for $58.1 million, according to the South Florida Business Journal .

According to its website, Yacht Haven has 265 paved RV sites with full hookups. It has a pool. It has 4,300 linear feet of dock space and often houses yachts during hurricanes.

The property is one of the few mobile home parks with water frontage remaining in South Florida, as most have been redeveloped. It’s along the New River.

Yacht Haven Park and Marina Inc. and Azurite Corp., both managed by  Barry Yampol  in Fort Lauderdale, sold the 20.2-acre site at 2323 and 2295 W. State Road 84

The buyer was Fort Lauderdale Motorcoach Resort and Yacht Club LLC, a Hicksville, New York-based company managed by  Gary Anthony Cioffi , who is a partner at several businesses in Hicksville, such as Lincoln Computer Services and Lincoln Sports & Entertainment.

Yacht Haven Park & Marina Transforms into Premier Motorcoach Resort

New ownership investing more than $26 million in improvements at luxurious Fort Lauderdale destination 

Yacht Haven Park & Marina , a luxury motorcoach and yacht resort in Fort Lauderdale, recently completed numerous luxurious renovations and upgrades. The enhancements position Yacht Haven to become one of the nation’s premier motorcoach and yachting destinations.

Located along the south fork of the New River, Yacht Haven features 222 motorcoach sites, waterfront views and a marina that can accommodate vessels up to 150’. The 20-acre plus site was purchased in 2021 by Gary Cioffi and Christopher Hein.

“Our goal from the beginning was to make Yacht Haven one of the most exclusive RV resorts in the country, and that vision is coming together,” said Gary Cioffi Managing Partner, Sponsor of Yacht Haven. “Our location offers the convenience and amenities of downtown Fort Lauderdale and the tranquility of a tropical resort.”

Today, the RV lots have been consolidated from 265 to 222 sites, where now all lots can accommodate up to 40’ Class A luxury motorcoaches. With the consolidation, there are six types of luxury RV sites for guests to choose from: (1) Royal Point Waterfront, (2) Grand Waterfront, (3) Waterfront Premium, (4) Waterfront, (5) Garden View Premium, and (6) Garden View. Each RV site has been updated with landscaping, synthetic lawns, driveway pavers, new patio areas, fiber optic Wi-Fi and new utility hookups.

The Yacht Haven Marina can accommodate vessels up to 150’ in length – larger boat slips that are rare and in high demand – with worry-free docking and convenient access to Fort Lauderdale’s Intracoastal Waterway and the Atlantic Ocean. Dockage includes full hookups, and all vessels, crews and guests are supported by the exceptional service of Yacht Haven’s private marina team. Marina slips can be booked daily, weekly or monthly.

In addition, the Yacht Haven location is considered a hurricane hole marina approved by marine insurance companies.

Completed improvements include a resort style heated pool with tiki huts, children’s play area, dog park, two climate-controlled shower facilities, climate-controlled laundry facility, climate-controlled gym facility, kayak, paddleboard, and pontoon boat rentals plus boat charters on a 35’ Special Edition Statement Center Console and more.

Future plans include a new state-of-the art 6,000 sq. ft clubhouse, 6,000 sq. ft rooftop lounge overlooking the RV resort, pool and the New River. In addition, a new 10,000 sq. ft pool and sundeck area, pickle ball and basketball courts, new state-of-the art fitness center with locker rooms, new guest mail room center, new sundries store, and golf cart, scooter, and bicycle rentals.

Work will begin on these future amenities in mid-2023 – following the conclusion of the 2022-2023 high season at the resort.

Had a wonderful week at the naval station in Key West. It only cost $40 per night. All amenities were available.

This place is absolutely gorgeous, the amenities and staff are top notch. The grounds and views of all the surrounding yachts are simply spectacular. Everything here is setup for convenience and comfort. I booked longer then my original reservation because I simply do not want to leave. 5 STARS !!

Clean, but tight, with a rookie staff

We had high hopes for this campground, as it is a few miles west of our house, and could be a convenient layover when traveling through town. We tried to make a reservation online, but there was some issue with the site, so we called. We explained that we were just overnighting, and didn’t care about water views or amenities. We also told them we were in a 45 foot fifth wheel. The process to make our reservation took 5 phone calls. Every call was like starting from scratch. On the fifth call, which was actually a callback from them, the agent told my wife that luckily, she was able to get us a water site. My wife explained that we didn’t care about a view, and just wanted easy access for our 45’ toy hauler. They went back and forth for a few minutes and finally settled on site 12. They were able to accommodate us for the night for the low price of $120, including tax and a $25 amenity fee.

We were caught in a few traffic jams on the way in, and ended up arriving half an hour after sunset. We were greeted by an armed security guard who showed us on a map where site 110 (our new waterfront site) was. I asked whether I would be able to turn around at the loop at the end of the road, as the site was angled to back in as you would leave rather than enter. He said maybe. I got to the site and realized it would be impossible to back in without dragging my 20,000 pound camper through their grass, so I went to the end of the street to turn around. There wasn’t adequate room to turn my truck around, let alone my camper, so we backed down the street, and proceeded to install some new ruts in the landscape around site 110.

In between the time we made our reservation, and arriving, we received at least 4 phone calls from the campground. One was asking us to text a picture of our rig to a random New York phone number, so they could show their security guy what our camper would look like. We thought this was odd. All of the rest, were to ask about the length of or rig. At one point, my wife asked the woman on the phone if she was sure our rig would fit, and what the actual length of the site was. The woman assured her that the site was “max 50 A-M-P.” My wife said she wasn’t asking about 50 amp electric service, but the length of our site. The women assured her that it was 50 A-M-P.

Turns out we should have been a little more concerned with the electric service, as they had given us a pull in site for a bus, and we were unable to hook up to sewer, and had to run our electric cable and water hose under the camper. Luckily we were able to reach.

Will we stay again? I really hope not. Even though it’s literally 10 minutes west of our house, and by far the most convenient location for us to stay, the park is too tight, and the staff too poorly trained to be tolerable. The spot was pretty, and the location for someone who is doing the tourist thing would be great. Shopping, the beach, and great restaurants are all nearby. We were swapping a few things between the camper and our house, so the location was good for us, but I will probably search for a better spot further from home next time we pass through.

Stayed the weekend for the Ft Lauderdale International boat show

Very tight parking and roads. The water pressure was terrible. The best part about the park is backing your RV up to the docks on the river and seeing all the boats go by at night.

Yacht Haven Marina is an excellent place to camp!

This park and the people who run it are awesome! If you camp on the canal, chances are you will be right next to some amazing yachts! 7 minutes to Ft Lauderdale Beach and 7 minutes the other way to Seminole Hard Rock Casino Hollywood! We will be going back!

“Beautiful Resort Park”

We stayed 3 nights and loved everything about the park. The location is close to the beach and downtown area which is very nice. Restaurants and places to shop. The Resort has beautiful yachts parked We camped at Yacht Haven Park & Marina in a Motorhome.

Hungary Dutchman food boat was really good for lunch. If you have a towed car thats good so you can check out other places to eat....

“Quiet and safe for area . ”

Astro turf made the place look nice. Pool and club house have not been rebuilt as of yet but is adequate. Roads dead end with not much room to turn a big rig around best to pre plan your exit. No We camped at Yacht Haven Park & Marina in a Motorhome.

Lots of good restaurants around and in FLL area. Approaching from the west requires a u turn and back track on 84...

FLORIDA IS OPEN AND CONTINUES TO BE THE BEST PLACE TO CAMP.

Hurricane Ian was a devastating storm and caused major flooding and severe damage along the coastal areas of Ft. Myers Beach, Captive and Sanibel Island and Estero Bay and Bonita Springs. Some RV parks received extensive damage and will be closed for an extended period of time. Our thoughts and prayers go out to these park owners, their staff, and their guests who’s lives and businesses have been temporarily devastated by this storm. We wish them the best as they rebuild.

Fortunately most of the parks in the SW Florida have re-opened and have power. Florida is a very large state with over 800 RV parks, and SW Florida has more RV parks than any other area of the state. Rest assured Florida is open for visitors and welcoming all RVers and campers.

“Our goal from the beginning was to make Yacht Haven one of the most exclusive RV resorts in the country, and that vision is coming together,” said Gary Cioffi Managing Partner, Sponsor of Yacht Haven. “Our location offers the convenience and amenities of downtown Fort Lauderdale and the tranquility of a tropical resort.” 

Today, the RV lots have been consolidated from 265 to 222 sites, where now all lots can accommodate up to 40’ Class A luxury motorcoaches. With the consolidation, there are six types of luxury RV sites for guests to choose from: (1) Royal Point Waterfront, (2) Grand Waterfront, (3) Waterfront Premium, (4) Waterfront, (5) Garden View Premium, and (6) Garden View. Each RV site has been updated with landscaping, synthetic lawns, driveway pavers, new patio areas, fiber optic Wi-Fi and new utility hookups. 

The Yacht Haven Marina can accommodate vessels up to 150’ in length – larger boat slips that are rare and in high demand – with worry-free docking and convenient access to Fort Lauderdale’s Intracoastal Waterway and the Atlantic Ocean. Dockage includes full hookups, and all vessels, crews and guests are supported by the exceptional service of Yacht Haven’s private marina team. Marina slips can be booked daily, weekly or monthly.  

In addition, the Yacht Haven location is considered a hurricane hole marina approved by marine insurance companies. 

Completed improvements include a resort style heated pool with tiki huts, children’s play area, dog park, two climate-controlled shower facilities, climate-controlled laundry facility, climate-controlled gym facility, kayak, paddleboard, and pontoon boat rentals plus boat charters on a 35’ Special Edition Statement Center Console and more.  

Future plans include a new state-of-the art 6,000 sq. ft clubhouse, 6,000 sq. ft rooftop lounge overlooking the RV resort, pool and the New River. In addition, a new 10,000 sq. ft pool and sundeck area, pickle ball and basketball courts, new state-of-the art fitness center with locker rooms, new guest mail room center, new sundries store, and golf cart, scooter, and bicycle rentals.  

Work will begin on these future amenities in mid-2023 – following the conclusion of the 2022-2023 high season at the resort.  

Located minutes from Fort Lauderdale International Airport, Yacht Haven is ideally positioned near downtown Fort Lauderdale and countless dining and entertainment options, like the Seminole Hard Rock Hotel & Casino, Hard Rock Stadium, Broward Center for the Performing Arts and Las Olas shopping and dining district. If your rig is no more than 10 years old and free from dents, scratches, rust, or other damage, we’ll welcome you sight unseen. However, we also know that the age of your rig is not an indication of how much you love it! So, if your rig is more than 10 years old, we simply ask that you upload a few photos at [email protected] to ensure it’s in great shape. If it is, we can’t wait to see your retro beauty at Yacht Haven.
