Two new Marriott hotels to be built in the Port of Dubuque by 2027
DUBUQUE, Iowa (KCRG) - Two new hotels are coming to the City of Dubuque by the end of 2026.
An agreement approved by the Dubuque City Council Monday night approves the sale of a 13-acre lot in the Port of Dubuque to Kinseth Hospitality Company for $800,000.
In turn, the Iowa hotel developer is building a six-story facility to house two connected Marriott hotels. The hotels are differentiated by their design to accommodate short- or long-term visitors across a combined 160 hotel rooms.
“It’s great for the economy. It’s going to create local jobs while it’s being built, local jobs once it’s up and running,” said Dubuque Economic Development Director Jill Connors. “We’re really excited about it.”
City Manager Mike Van Milligen believes the facility will boost tourism, as future development in the tri-state area exceeds the community’s hotel capacity.
“If we expect to be a premier tourism destination, we need to have the infrastructure in place to support those visitors to our signature tourist attractions like the Mississippi River, the National Mississippi River Museum and Aquarium, the Field of Dreams, and the many supporting attractions including the gambling industry,” explained Van Milligen.
For example, when the Major League Baseball stadium expansion is complete at the Field of Dreams, “it could generate an additional 40,000 hotel room nights” annually in demand. Van Milligen estimates the Dubuque area could be more than 100,000 annual hotel room nights short of demand shortly as other development projects in the community progress.
“Successful tourism can enhance a region’s reputation, attracting further investment and visitors,” said Van Milligen. “This positive branding can lead to long-term economic benefits.”
Under Kinseth Hospitality’s agreement with the city, the complex is expected to be finished by December 31, 2026, and could face a $50,000 monthly fine thereafter until its completion.

John Jacob "Jay" Berwanger , a native of Dubuque, Iowa , was the recipient of the first Heisman Trophy in 1935 as a running back while earning his business degree at the University of Chicago. Jay also played Rugby in Illinois for the Chicago Rugby Football Club in 1938 and was unanimously inducted into the Dubuque Rugby Hall of Fame as an honorary member in 2016.

On March 30, of 2016, upon hearing the announcement Jay Berwanger would be a 2016 inductee to the U. S. Rugby Hall of Fame, B . J. Weber— former DBQ Rugby Club President and founder of the original DBQ Rugby Club shared:
" I was on the board of advisers for the Downtown Athletic Club where the Hesiman trophy is awarded. In 1996, I was Jay Berwanger's dinner partner and gave the benedictions; he was great and signed a football for me. I remember him fondly recalling his rugby career, and how excited he was that was part of Dubuque's history. Bj Weber ."
